Commercial Restroom floor plan templates

Every commercial restroom converges on the same arrangement, and it is plumbing economics rather than taste that puts it there: the toilet compartments run along one wall on a shared chase, the lavatories face them from the opposite wall, and a clear aisle runs between. That aisle is sixty inches because it is doing three jobs at once — the walking route, the door-swing clearance for the accessible compartment, and the wheelchair turning space. The templates here cover a single-occupant restroom, an accessible single-occupant restroom, and a multi-user restroom with one compartment and one lavatory. The accessible compartment is placed for the shortest route from the entry.

Larger multi-stall layouts are drawn but not published here: they do not yet pass the defect ledger, and a room with fixtures in each other's clearance is not a template.

Codes cited on the sheet

  • verified 2010 ADA Standards 213.3.1 and 604.8.1.1 — At least one toilet compartment shall comply with 604.8.1 where toilet compartments are provided. A wheelchair accessible compartment is 60 in wide minimum measured perpendicular to the side wall, and 56 in deep minimum for a wall-hung water closet or 59 in deep minimum for a floor-mounted one.
  • verified 2010 ADA Standards 213.3.1 and 604.8.2 — In addition to the wheelchair accessible compartment, at least one ambulatory accessible compartment complying with 604.8.2 is required where six or more toilet compartments are provided, OR where the combination of urinals and water closets totals six or more fixtures. An ambulatory compartment is 60 in deep minimum and 35 to 37 in wide.
  • verified 2010 ADA Standards 304.3.1 and 304.3.2 — A circular turning space of 60 in diameter minimum, or a T-shaped space within a 60 in square, is required in the toilet room clear of the compartments and the lavatories.
  • verified 2010 ADA Standards 305.3 — A clear floor space of 30 by 48 in minimum is required at each element approached, positioned for a forward or a parallel approach.
  • verified 2010 ADA Standards 306.2, 306.3 and 606.3 — Knee clearance under an accessible lavatory shall be 11 in deep minimum at 9 in above the floor, reducing to 8 in deep minimum at 27 in above the floor, and 30 in wide. Toe clearance is 9 in high maximum and extends 17 in minimum where it is part of the required clear floor space. The lavatory rim shall be 34 in maximum above the finish floor.
  • verified 2010 ADA Standards 308 — Operable parts, dispensers, switches and controls shall be within a reach range of 15 in minimum and 48 in maximum above the floor.
  • verified 2010 ADA Standards 403.5.1 — The clear width of an accessible route shall be 36 in minimum. The route runs from the entry through to the accessible compartment and to the accessible lavatory.
  • verified 2010 ADA Standards 404.2.4 — Door maneuvering clearances apply at the room door and at the compartment door. A front approach on the pull side requires 18 in of latch-side clearance and 60 in of depth, and that depth is what sets the aisle in front of the compartments.
  • verified 2010 ADA Standards 604.2 — The water closet centerline shall be 16 in minimum and 18 in maximum from the side wall or partition, in a compartment as in an open room.
  • verified 2010 ADA Standards 604.5.1, 604.5.2, 609.3 and 609.4 — The side-wall grab bar shall be 42 in long minimum, located 12 in maximum from the rear wall and extending 54 in minimum from the rear wall. The rear-wall bar shall be 36 in long minimum. Both mount 33 to 36 in above the finish floor with 1.5 in of clearance from the wall and 12 in of clear space above.
  • verified 2010 ADA Standards 605.2 — Urinal rims shall be 17 in maximum above the finish floor and urinals shall be 13.5 in deep minimum measured from the outer face of the rim to the back of the fixture. At least one urinal must comply where urinals are provided.
  • verified IPC 2021 403.1.1 and Table 403.1 Business row — Fixture counts are calculated by dividing the occupant load in half by sex and applying the ratios in Table 403.1, rounding fractional results up. For the Business occupancy the water closet ratio is one per 25 for the first 50 and one per 50 thereafter, and the lavatory ratio is one per 40 for the first 80 and one per 80 thereafter.
  • unverified FDA Food Code 2022 5-203.13 (unverified; confirmed via state verbatim adoptions) and IPC 2021 Table 403.1 service sink column (unverified) — At least one service sink or curbed cleaning facility is required per building, and a toilet or urinal may not be used as one. It is not required to be in this room.
  • unverified IBC 2021 1020.3 and Table 1020.3 (unverified; section renumbered from earlier editions) — Corridor width serving the restroom entry shall be not less than 44 in, reduced to 36 in where the corridor serves fewer than 50 occupants. The restroom door and any vestibule must not reduce it below that.
  • unverified IPC 2021 424.2 (unverified; corroborated across three state adoptions) — Where urinals are substituted for water closets, the substitution is limited to 67 percent of the required water closets in assembly and educational occupancies and 50 percent elsewhere. Substituting urinals does not reduce the ADA fixture-count trigger, which counts urinals and water closets together.
  • unverified IPC 2021 Table 403.1 non-Business rows (unverified) — Rows of IPC Table 403.1 other than the Business row could not be confirmed against primary text. See plans/rooms/fixture-counts.json for the verification state of each occupancy before sizing a room to a fixture count.
  • unverified IRC 2021 R307.1; IPC 2021 405.3.1 states the same figures (unverified section) — A water closet centerline shall be not less than 15 in from any side wall, partition or other fixture, with not less than 21 in of clear space in front. This is what sets the 36 in standard compartment width and the 30 in urinal centerline spacing.

"Verified" means the citation was checked against the source text we hold. "Unverified" means it has not been, and should be read as a pointer to look the section up rather than as a quotation of it.

  • verified IPC 2021 403.1.1 — Fixture counts are calculated by dividing the occupant load in half by sex and applying the ratios in Table 403.1, rounding fractional results up. A single-occupant room signed as all-gender is counted against the total load rather than against one half of it.
  • verified IPC 2021 403.1.2 — Where a building provides single-user toilet facilities, the required occupant load fixture count may be satisfied by those rooms.
  • unverified IPC 2021 403.2 (unverified; the 15-occupant threshold is corroborated across state adoptions but sources disagree on companion thresholds) — Where the total occupant load, including both employees and customers, is 15 or fewer, separate facilities for each sex are not required and a single toilet room may serve the whole occupancy.
  • unverified IRC 2021 R307.1; the IPC states the same figures at IPC 2021 405.3.1 (unverified section) — A water closet centerline shall be not less than 15 in from any side wall, partition or other fixture, with not less than 21 in of clear space in front of the water closet and lavatory.

Accessible Single-Occupant Toilet Room floor plan template, 7'-0" x 8'-0", 56 sf
Accessible Single-Occupant Toilet Room - plan view, 7'-0" x 8'-0"

A commercial toilet room for one person at a time, built to the ADA. It is about twice the floor area of the non-accessible version, and the reason is the turning circle and the water closet clearance, not the fixtures.

The sheet carries the fixture clearances as drawn geometry on their own layer, with the dimension strings and room notes outside the walls.

  • verified 2010 ADA Standards 304.3.1 and 304.3.2 — A circular turning space of 60 in diameter minimum, or a T-shaped space within a 60 in square with 36 in arms and base, is required so a wheelchair can reverse direction.
  • verified 2010 ADA Standards 305.3 — A clear floor space of 30 by 48 in minimum is required at each element, positioned for a forward or a parallel approach.
  • verified 2010 ADA Standards 306.3 and 306.2 — Knee clearance under a lavatory shall be 11 in deep minimum at 9 in above the floor, reducing to 8 in deep minimum at 27 in above the floor, and 30 in wide. Toe clearance is 9 in high maximum and extends 17 in minimum where it is part of the required clear floor space.

  • verified 2010 ADA Standards 403.5.1 — The clear width of an accessible route shall be 36 in minimum. The path from the door to each fixture in this room is an accessible route.
  • verified 2010 ADA Standards 404.2.4 — Door maneuvering clearances apply on both sides of the door. A front approach on the pull side requires 18 in of latch-side clearance and 60 in of depth.
  • verified 2010 ADA Standards 604.2 — The water closet centerline shall be 16 in minimum and 18 in maximum from the side wall or partition.
  • verified 2010 ADA Standards 604.3.1 — Clearance around a water closet shall be 60 in minimum measured perpendicular from the side wall and 56 in minimum measured perpendicular from the rear wall. Nothing may be located within that clearance in a toilet room that is not a dwelling unit.
  • verified 2010 ADA Standards 604.5.1 and 604.5.2 — The side-wall grab bar shall be 42 in long minimum, located 12 in maximum from the rear wall and extending 54 in minimum from the rear wall. The rear-wall bar shall be 36 in long minimum, extending 12 in minimum on one side of the water closet centerline and 24 in minimum on the other.
  • verified 2010 ADA Standards 606.3 — The lavatory rim or counter surface shall be 34 in maximum above the finish floor.
  • verified 2010 ADA Standards 609.3 and 609.4 — Grab bars shall be mounted with 1.5 in between the bar and the wall and 12 in minimum of clear space above, at 33 to 36 in above the finish floor to the top of the gripping surface.
  • verified IPC 2021 403.1.2 — Where a building provides single-user toilet facilities, the required occupant load fixture count may be satisfied by those rooms. An all-gender single-user room is counted against the total occupant load rather than against one half of it.
  • unverified IRC 2021 R307.1; IPC 2021 405.3.1 (unverified section) — The plumbing code still governs alongside the accessibility standard: 15 in from the water closet centerline to any side wall or fixture and 21 in of clear floor in front. Every accessible clearance drawn here exceeds it.
