Room family

Living Room floor plan templates

The living room has been absorbing other rooms for a decade — as median new-home size fell, the separate formal living room and the separate family room collapsed into one open volume doing both jobs. What that costs in drafting terms is that the room no longer has four walls to plan against; it has seating zones, circulation paths between them, and a boundary with the kitchen and dining areas that exists in furniture rather than in framing. The templates here cover a conventional living room, an open great room, and a family room or den. Seating distances to the television wall and the walking routes between zones are drawn as clearances.

The great room is drawn as one volume with living, dining and kitchen zones; the walls shown are the ones that are actually built.

Great Room floor plan template, 20'-0" x 24'-0", 480 sf
Great Room - plan view, 20'-0" x 24'-0"

One volume holding the living and dining zones with the kitchen open to it. There are no walls to hold it apart, so the floor is zoned by furniture and by the routes between the doors. Around 20 by 24 ft.

The sheet carries the fixture clearances as drawn geometry on their own layer, with the dimension strings and room notes outside the walls.

Codes cited on the sheet

  • verified IRC 2021 R304.1 — Habitable rooms shall have a floor area of not less than 70 square feet. Kitchens are excepted.
  • verified IRC 2021 R304.2 — Habitable rooms shall not be less than 7 feet in any horizontal dimension. Kitchens are excepted.
  • verified IRC 2021 R305.1 — Habitable spaces shall have a ceiling height of not less than 7 feet.
  • unverified IRC 2021 M1503 domestic cooking exhaust (unverified) — Domestic cooking exhaust discharging to the outdoors, where the kitchen zone is inside this volume. An open plan makes the hood a comfort item as much as a code one, because whatever the range produces ends up in the seating.
  • unverified IRC 2021 R1001 masonry fireplaces and hearth extensions (unverified) — A masonry fireplace requires a hearth extension in front of and to the sides of the firebox opening.
  • unverified IRC 2021 R314 smoke alarms (unverified) — Smoke alarms are required on each storey of the dwelling.
  • unverified typical practice — A continuous 36 in walking path between every pair of openings, kept out of the seating group and out of the dining pull-out.
  • unverified typical practice — 36 in behind a dining chair for pull-out plus room to edge past a seated diner.

"Verified" means the citation was checked against the source text we hold. "Unverified" means it has not been, and should be read as a pointer to look the section up rather than as a quotation of it.

Living Room floor plan template, 14'-0" x 18'-0", 252 sf
Living Room - plan view, 14'-0" x 18'-0"

The main seated room of a house: a couch facing a television wall, a coffee table between them, and a continuous 36 in path that gets a person through the room without walking between the couch and the screen. Usually about 14 by 18 ft.

The sheet carries the fixture clearances as drawn geometry on their own layer, with the dimension strings and room notes outside the walls.

  • unverified IRC 2021 R1001 masonry fireplaces and hearth extensions (unverified) — A masonry fireplace requires a hearth extension in front of and to the sides of the firebox opening, sized by the opening area. The extension is floor area the room cannot furnish.
  • unverified IRC 2021 R314 smoke alarms (unverified) — Smoke alarms are required on each storey and in the vicinity of sleeping areas; a living room on a storey without bedrooms still carries the storey alarm.
  • unverified typical practice — A continuous 36 in walking path through the seating group, and 18 in from the couch face to the coffee table. Space-planning convention, not code.

Code sections are cited for drafting context only. A room drawn to a dimension in a model code is not a compliance determination: adoption, amendment and interpretation are local, and the governing edition in your jurisdiction may differ from the one cited.
